Article 1: Single Family Residential Construction (Original LUR Text)

No building shall be erected, placed, altered or permitted to remain on any lot other than one detached single family residential dwelling not to exceed two stories in height, a private garage for cars, an airplane hanger completely enclosed with new material and bona fide servants' quarters which structures shall not exceed the main dwelling in height or number of stories and the structure may be occupied only by a member of the family occupying the main residence on the building site or by domestic servants employed on the premises. Any garage apartment or servant quarters which may be constructed on any lot shall not be used for rental purposes and may be used only by servants who are employed in the dwelling erected upon the same lot where such quarters are located. Commercial "tie down" of airplanes other than those of the owner is prohibited.

What It Means (Plain-Language Interpretation)

You can build one detached home on your lot (not multiple houses). The home can be up to two stories tall. You may have a garage, a fully enclosed hangar made of new materials, and living quarters for household help.Those extra living quarters must be smaller than the main home and cannot be rented out.Only people who live with you or work for you may stay in the secondary quarters. You cannot charge others to store or tie down their airplanes on your property — this prevents commercial aircraft operations on residential lots.

This rule helps maintain the residential nature of our community while still allowing for aviation-related improvements like hangars. You have the freedom to build and live how you like, but not to run a rental business or turn your property into a plane parking lot for others. The rule protects everyone’s property values and ensures we don’t suddenly find ourselves living next to rental units or a mini FBO (fixed-base operator). At the same time, it respects personal property rights — letting you house your family, your aircraft, and your staff without unnecessary interference. Important: This is not about micromanagement by an HOA. This is a straightforward limit that reflects our community's original aviation and residential intent — without overreach.

This restriction preserves the residential nature and intended character of Sports Flyer's Estates. By allowing only one single-family home per lot, it helps Prevent overcrowding or overdevelopment of the airpark. Ensure peaceful use and enjoyment of property for all owners. Maintain proper lot spacing for aircraft operations, vehicle access, and emergency services. Support long-term property values by keeping the community low-density and aviation-friendly, as originally intended by the developers. It also avoids the introduction of rental-style duplexes, multi-family dwellings, or other uses that could disrupt the unique fly-in lifestyle the subdivision was designed to offer.
