The living area on the ground floor of the main structure, exclusive of open porches and garages, shall not be less than One Thousand (1000) square feet for one-story dwellings or the first story of a two-story dwelling. The total square feet for a multi-story dwelling shall not be less than One Thousand Five Hundred (1500) square feet.

Comparison  Requirement                                                                 Phase I                          Phase II
Ground Floor (1-story or 1st floor of 2-story dwelling)               1,000 sq ft                      1,500 sq ft
Total (multi-story dwelling)                                                           1,500 sq ft                     2,000 sq ft

What It Means (Plain-Language Interpretation)

Homes must meet minimum size requirements. A single-story house must be at least 1,000 square feet (not counting porches or garages). Two-story (or multi-story) homes must total at least 1,500 square feet across all floors.

How This Affects Us

Property owners must ensure their home designs meet or exceed the square footage minimums before building or remodeling. Smaller “tiny homes,” trailers, or structures not meeting these limits are not permitted as main residences.

Why This Matters to Us

This requirement helps maintain a consistent standard for home size, which can protect neighborhood aesthetics and property values. It ensures Sports Flyers Estates retains its character as a community of substantial, livable homes, rather than becoming a patchwork of non-conforming buildings.
