For the purposes hereof, the front line of each lot shall be the shortest property line abutting a street. Each main residence shall face the front of the lot.

What It Means (Plain-Language Interpretation)
This article establishes setback requirements—minimum distances your house and other buildings must be from the lot boundaries: East property line (street side): No closer than 80 feet West property line: At least 125 feetInterior lot lines: At least 5 feet It also clarifies that eaves, steps, and unroofed terraces don’t count as part of the structure for these setbacks, but no structure can cross into a neighbor’s property. Each house must face the shortest side of the lot that borders a street.
How This Affects Us
If you're building a new home or expanding your current one, you must comply with these strict setback rules.Violation of these rules could lead to costly corrections or legal disputes with neighbors or the association. Buyers or builders unfamiliar with these setbacks could unknowingly create violations, delaying construction or resale.
Why This Matters to Us
Setback rules help maintain uniformity, privacy, and safety in the community. Proper placement ensures aircraft safety, visibility, and access around structures, which is especially important in an airpark community like Sports Flyer's Estates. Enforcing these boundaries prevents disputes and preserves property values by ensuring homes aren’t built too close together or facing the wrong way.
